part of the government to levy taxes,” says Rajesh Tandon, a housing activist in

the part of the government.

The government has
not subsumed the property tax in the new tax regime. This means that a property
owner will continue to pay property tax on a yearly basis as per the state law
concerned apart from the GST. There cannot be GST on property tax since, there

aspect. He says, “While electricity usage has been kept out of the purview of
GST, water charges will attract concessional GST rate.”

attract 18% tax,” says Chahal.

Housing societies that have an annual corpus of over Rs 20 lakh will have
to compulsorily take registration in the GST era. Even if a housing society’s
monthly maintenance charge is less than Rs 5,000 per flat, if its membership
base is large and the annual collection is in excess of Rs 20 lakh, it would be
liable to pay GST. “But in case the total billing is more than Rs 20 lakh but
less than Rs 75 lakh, the CHS may prefer to opt for the composition scheme,”
says Satish.
